Palma's Paseo Marítimo is a real jewel that has gradually lost its beauty over the last few decades. The good news is that last autumn the redesign of this long mile by the sea began.
One of the most ambitious plans undertaken in recent times is going to make one of the dreams of the inhabitants of Palma come true: to open up their city to the sea. In this way, cars and traffic lanes are going to give way to people, to areas with gardens and wide pavements, trees, parks, rest areas, beautiful shops, restaurants and terraces with sea views.
It is planned, among other things, to increase the width of the pavements from 5 to 10 meters. At the same time, a large number of flowerbeds will be built and approximately 2,000 new trees will be planted, which will be watered with a new rainwater harvesting system. Previously isolated areas, such as the Club de Mar or the historic Paraires area, will also be opened up to the city. The conversion of Avinguda Gabriel Roca into a boulevard will start this year, has a budget of 37.5 million euros and a completion period of 20 months.
In addition, strolling around enjoying the pleasant sea breeze and the sun that shines in Mallorca 300 days a year, you will find the most exclusive boutiques, restaurants for all tastes, museums and other leisure activities for all ages. The Real Club Náutico de Palma, home of the prestigious Club de Mar marina, is located on the Paseo Marítimo itself.
Also, within a 15 minute drive, residents of the Paseo Marítimo have easy access to several first class golf courses, such as Golf Son Muntaner, a member of the European Tour, the island's leading international schools, the luxurious Puerto Portals, relaxing beach clubs and the most modern shopping centres with state-of-the-art cinemas. And, of course, to some small beaches and calas with crystal clear waters and fabulous views of the bay. Palma airport, the third largest, is only a 10 minute drive from the Paseo Marítimo, and connects the island to major European cities in just two hours.
The Paseo Marítimo of Palma is intended to have a similar essence to that of El Molinar, but with a much wider and more exclusive range of leisure and services. A space where everyone feels welcome and can enjoy a few hours with the family in the large children's play areas, or playing sports, or strolling alongside the moored boats, or enjoying a soft drink or a glass of wine under the blue Mediterranean sky, or reading a book sitting on a wooden bench under the cool shade of the palm trees.
The elimination of two of the six car lanes that existed until now, three in each direction, will undoubtedly contribute to this fact. And to the drastic reduction of noise pollution. Just a few steps away from the Paseo Marítimo is one of Palma's most historic neighbourhoods: El Terreno. This emblematic place was once the residence of world-famous writers, actors and artists. The remodelling of the Paseo Marítimo is going to make El Terreno one of the most revalued areas of the city from now on. And it is precisely in El Terreno(Gomila) where, from this autumn, the homes of the new Gomila project by Engel & Völkers will start to be marketed.
Gomila comprises seven buildings with different rental housing options. These new sustainable buildings, designed by the prestigious architectural studios MVRDV and GRAS, stand out for their design and colour. The flats have between one and three bedrooms, living room, equipped kitchen, underfloor heating, air conditioning, double-glazed windows and doors, garage space and the possibility to use the swimming pool and gymnasium. The surface area of each flat varies, and all have a private terrace. The project also includes several restaurants, a bakery, a florist and a small supermarket open 24 hours a day.
But this autumn everything is changing, and the dream of having a Paseo Marítimo in Palma full of vegetation, large pedestrian areas and spaces to share and enjoy the open air is finally becoming a reality.
Even though El Terreno is an established area there are a lot of improvements and development with new projects. It’s being modernized and therefore increasingly more and more sought-after and popular.
Set by the Bay of Palma, El Terreno has an excellent location between Paseo Maritimo and the Bellver Castle Park. It has an excellent location, just by Bellver forest and a short distance from Santa Catalina, Palma city center and Paseo Maritimo. There are a lot of bars on the streets around Gomila Square. There are stairs going down to Paseo Maritimo promenade, ideal for cycling and jogging. At the top of El Terreno you can see and visit the 14th-century Bellver Castle.
El Terreno’s hillside streets are lined with elegant villas and modern apartment buildings. Historically, El Terreno has been one of the most exclusive areas of Palma and in the past mostly local residents lived here. It was home to many intellectuals and creative people. In the late 19th and early 20th centuries it blossomed as a bohemian quarter. Artists began to find their way to this sleepy but charming Palma barrio. The English poet Robert Graves headed for El Terreno upon arriving to Mallorca in 1929. Today we can find a street named after him. The legendary Bar Africa used to be at the end of Calle Robert Graves, today long gone, but it once was a very popular bohemian meeting spot.
Diplomats such as Gabriel Alomar, American painter William Edwards Cook and French writer and playwright Georges Bernanos could be seen, strolling the streets of El Terreno. Some of the mansions and homes in which these diplomats lived still exist. Many of them are owned by their families to this day.
From the 1950s onwards, El Terreno became the flamboyant glittering center of Palma's nightlife, With Tito’s night club at its center, it was the place to be for jet setters. Giants within the entertainment industry performed in El Terreno and the area was tremendously glamorous and exciting. Back then, the area of La Gomila was the true hot spot for Palma’s nightlife. Unfortunately, after many of the old clubs and bars were closed down, the area lost its shine and over the years gained quite a bad reputation.
Today, El Terreno is gradually regaining its bohemian flair and attracting a new generation of artists, intellectuals and creative entrepreneurs. It has started growing in popularity again. More and more people are discovering the fact that it’s actually a prime location. The neighborhood is once again becoming very popular with both international and local buyers. Both business people and families are investing in property here.

As good islanders, for the inhabitants of Palma the sea has been part of their genetics for centuries. Unfortunate decisions in the past have denied them access to this jewel that is the Paseo Marítimo, favouring the traffic of cars and goods instead of looking after the needs of people and families.But this autumn everything is changing, and the dream of having a Paseo Marítimo in Palma full of vegetation, large pedestrian areas and spaces to share and enjoy the open air is finally becoming a reality.
El Terreno is regaining its former glory
Even though El Terreno is an established area there are a lot of improvements and development with new projects. It’s being modernized and therefore increasingly more and more sought-after and popular.

Downhill from El Terreno, on Paseo Maritimo we find MERCAT 1930 which is a must when in El Terreno. Flavors from all over the world, dishes inspired by travel and love for different cultures. Culinary delights contain fresh ingredients to bring flavor and quality to the table. There are 13 gastronomic market stalls to be exact, where you will find Asian, Mexican, Mediterranean food, grilled meats, oysters and seafood, tartares, Iberian ham, cold cuts and cheeses, and cocktail and dessert bars.
On the plaza behind Plaza Gomila is Bahía Mediterraneo, a lovely dining experience in a captivating location. El Terreno’s location gives it a lot of advantages! There are a lot of things to do and see around here. A short walk takes you to the beautiful natural area of Bellver forest with green walking paths everywhere. The green park landscaped actually feels more like a forest. It’s very popular for walking, hiking, running, or even Mountain biking. Or just appreciate the tranquility of being surrounded by trees and birds, in contrast to the hustle and bustle of the city.
But if you are in the mood for a chic city vibe then head down to popular Santa Catalina. There you can enjoy a selection of restaurants, cafes and the Santa Catalina Market, the oldest market in Palma. Meanwhile Palma's city center will offer you shopping and the big city atmosphere.
When craving a marine atmosphere, stroll to Paseo Maritimo. It’s lovely promenade is a combination of strolling people and joggers with the yachts and the Mediterranean as companionship.

El Paseo Marítimo de Palma, un balcón al Mediterráneo

El Paseo Marítimo de Palma discurre por la avenida Gabriel Roca y se prolonga a lo largo de más de cinco kilómetros, que recorren edificios emblemáticos de la ciudad, a un lado, y yates espectaculares, al otro. Se trata de un privilegiado espacio en el que hacer deporte, pasear o disfrutar de una agradable comida frente al mar.
La amplia avenida del Paseo Marítimo cuenta con una zona peatonal y un carril bici, por lo que hay lugar para el disfrute de personas de todas las edades desde Porto Pi hasta Portixol. El nombre del paseo, Gabriel Roca, se debe al ingeniero jefe del Puerto de Palma que dio impulso a su creación y presidió el Patronato de Turismo entre 1940 y 1962.

Paseo Marítimo de Palma.
- El Pesquero (Contramuelle Mollet, s/n): Pide marisco en este clásico de la bahía de Palma frente a los barcos pesqueros que llegan al muelle. Es una terraza al Mediterráneo donde degustar estupendos pescados, calderetas y paellas, pero también platos vegetarianos. De lunes a viernes tienen un menú del día con una gran relación calidad-precio, y desayunos entre las 8 y las 11 de la mañana.
- Ca’n Eduardo (Contramuelle Mollet, 3): Paellas y fideuás desde hace más de 75 años sobre la lonja del pescado, con unas maravillosas vistas a la Catedral. Tienes que atravesar la cantina de pescadores para llegar al primer piso donde está el restaurante con una agradable terraza frente al mar.
- Arrocería Sa Cranca (Avenida de Gabriel Roca, 13): Gran variedad de paellas y arroz a banda para disfrutar en este local frente al mar o para llevar. En su carta también ofrece carnes y pescados. Cuenta con un menú infantil y una completa información de alérgenos y opciones sin gluten. Habitualmente dispone de menús degustación y en promoción.
- Baluard Restaurant & Lounge: Sobre la muralla, junto al baluarte de Sant Pere, encontrarás este restaurante donde disfrutar de un nuevo concepto de gastronomía y ocio. Ofrece, además, las mejores vistas de la ciudad y del castillo de Bellver desde su espectacular terraza exterior. La cocina está abierta hasta las 23:30 horas, y el bar hasta la 01:00 h por si se alarga la velada.
Paraíso para deportistas
El Paseo Marítimo de Palma es perfecto para aquellos a los que no les gusta dejar a un lado el deporte en sus viajes. Puedes recorrerlo en bici o en patines disfrutando del amplio carril bici que bordea el litoral. No te resultará difícil encontrar una tienda de alquiler de bicicletas o de patines en las proximidades. Por supuesto, no pueden faltar los deportes náuticos, sobre todo la vela, y los estupendos clubs náuticos de Palma y Portitxol.Recorriendo el Paseo Marítimo
Al comienzo, desde Porto Pi, verás la famosa discoteca Tito’s, un emblema de la noche mallorquina, donde podrás encontrar distintos ambientes y los mejores Djs del momento. La reconocerás desde el paseo por su fachada y los ascensores de cristal que ofrecen vistas a la bahía.Muy cerca está el Auditorium de Palma donde puedes disfrutar de los mejores espectáculos, conciertos y eventos de Mallorca. Este centro de artes escénicas se construyó en plena bahía de Palma en 1969 y ofrece nueve salas para conciertos, danza, teatro o ballet. Los mejores artistas y espectáculos en gira pasan por aquí. Junto al Parque de Sa Feixina, se encuentran los vestigios de las antiguas murallas de Palma. Se trata de los baluartes de Sant Pere y del Príncep, los únicos que permanecen de los trece que tenía la muralla renacentista. Estos baluartes son del siglo XVI, una época en la que Palma tenía la necesidad de defenderse frente al mar. Por esta razón, las vistas desde las garitas ofrecen una panorámica 360º sobre la ciudad y la bahía.
Paseo Marítimo de Palma
El baluarte de Sant Pere (San Pedro), el mejor conservado, es sede desde 2004 del Museo de Arte Moderno y Contemporáneo de Palma. El edificio está integrado en las murallas y posee rampas, claraboyas y balcones interiores. Su gran patio central traza un recorrido por el perímetro de la muralla. El antiguo aljibe, que en siglo XVII abastecía al barrio del Puig de Sant Pere, ahora ha sido recuperado como espacio polivalente gracias a sus dimensiones y a la excelente acústica. Acércate a su mirador desde donde podrás disfrutar de una de las mejores vistas de la Catedral y el Paseo Marítimo. Es todo un espectáculo ver desde aquí el fenómeno que se produce en el solsticio de invierno cuando la luz del sol atraviesa la nave central de la Catedral y se proyecta sobre el rosetón de la fachada como si de un gran caleidoscopio se tratara.
Uno de los puntos más espectaculares del Paseo Marítimo se sitúa delante de La Seu. En la década de los 70 se ganó terreno al mar –ya que el agua llegaba hasta las mismas murallas de la Catedral– y se creó el Parc de la Mar, con un lago artificial, parque infantil y una explanada donde se organizan conciertos, se proyectan películas al aire libre y se sitúan ferias de artesanía.

El Passeig Marítim de Palma aguarda una nueva vida
Las obras de reforma de este espacio y el Club de Mar reanimará los locales cerrados y ya hay expectación entre los empresarios de la zona
El Social Club desaparecerá con la llegada de las obras del Passeig Marítim de Palma.
El Passeig Marítim espera la llegada del proyecto que transformará esta zona de Palma. Epicentro del ocio nocturno, una amplia oferta de restauración y ocio (aunque hay muchos locales cerrados) convive con badulaques 24 horas. Además de la inversión pública, la inversión privada está a la expectativa: esta misma semana este periódico publicó que la discoteca Tito’s se convertirá en el cabaret de alto standing Lío.
En esa misma zona languidecen varios locales de copas, como los bajos del hotel Victoria. El gerente del Mercat 1930, Luis Recobeni, advierte que «está cerrado el antiguo Pachá, el Salero, el Oceans se vende, La Bolsa también cerró y dentro de un año lo hará el Social Club por la expropiación de este local para la rehabilitación del Marítim». Recobeni, como muchos en la zona, está a la espera de que empiecen las obras y aunque el proyecto «es muy bonito» teme el tiempo que duren los trabajos.
Por su parte, Alfonso Robledo, presidente de CAEB Restauración, también destaca que «la gente está pendiente de las obras del Marítim, que ahora mismo es horrible. La reforma eliminará el chiringuito cutre y ya hay gente que está invirtiendo en los locales». CAEB Restauración, de hecho, está sentada en la mesa de trabajo con la Autoritat Portuària de Balears (APB) y el Ajuntament de Palma para dibujar el nuevo Passeig Marítim.
En la zona se intuye el efecto contagiador de las obras de Gomila, como la apertura de una vía de comunicación de Gomila y el Passeig Marítim entre Tito’s y el Melià Victoria, que tiene previsto también rehabilitar el edificio del hotel. La situación dará un vuelco en cuanto empiece la transformación del Passeig Marítim. La APB está aún analizando las ofertas recibidas para adjudicar las obras, con un presupuesto de 43 millones. El gerente de Urbanisme en Cort, Joan Riera, señala que «supone un paso muy importante para la ciudad. Esta legislatura se iniciarán las obras que abarcan 3,5 kilómetros, desde la Avinguda Argentina hasta Porto Pi».
El proyecto se ha coordinado este el Ajuntament y la APB y esta al final asumió el plan. El proyecto de José Antonio Martínez Lapeña y Elías Torres ganó el concurso arquitectónico. «Supondrá una gran transformación. El ejemplo de lo que podrá ser el Passeig Marítim se vio cuando tras el desconfinamiento se restringió el tráfico a la mitad para dejar paso a los peatones», cuenta Riera. «Hay potencial y vocación para que sea un espacio ciudadano», añade. Con carriles bicis más amplios y extensos y el incremento de la vegetación, el objetivo es transformar lo que supone en realidad una autopista en primera línea de mar. El gerente de Urbanisme pone como ejemplo las transformaciones de San Francisco, que «tenía una autopista de tres pisos frente al mar y que ahora acoge un tranvía, un bulevar y un carril de coches por cada sentido». Burdeos, Dusseldorf o Estocolmo también han transformado los espacios más próximos al mar o al río para dar protagonismo al espacio público. «Es una de las obras más importantes que se llevará a cabo en los próximos años en Palma», dice Riera.
Por su parte, Biel Horrach, director general de Urbanisme, señala que «la relación de la ciudad con el mar ha estado rota durante años» por culpa del tráfico rodado. Este proyecto «supone un reencuentro de la ciudad con el mar», ya que «es positivo para que el coche de paso al peatón y a la bicicleta. Esa transición de la movilidad se verá en el Passeig Marítim. De ser un espacio vinculado a los excesos, se recuperará un espacio de bienestar ciudadano», explica Horrach. Las obras del Club de Mar están a pleno rendimiento y el espacio se unificará con el nuevo Passeig Marítim. En este lugar se están invirtiendo 60 millones de euros, «es la mayor inversión privada en suelo público portuario de España», señalan fuentes del Club de Mar.
Las obras de los pantalanes ya están muy avanzadas y los edificios antiguos del club ya han sido derribados, mientras que la construcción del edificio que albergará usos sociales avanza a buen ritmo.
«Las vallas del Club del Mar desaparecerán para integrarse con el Passeig Marítim», señalan fuentes de la empresa. Es la representación perfecta de la apertura del nuevo Club de Mar, que se abrirá a la ciudad, y que contará con restaurantes, discotecas, locales comerciales y un centro de formación náutica. Hay mucho interés por ocupar estos locales y se espera que el proyecto esté finalizado entre 2023 y 2024.

El futuro del Paseo Marítimo es el de transformarse en una amplia avenida con anchas aceras y abundante vegetación, la antítesis de lo que es hoy.
El argumento que dio pie al diseño del Paseo Marítimo fue el de conectar Porto Pi con el otro puerto de Palma; además, precisa el arquitecto García Delgado, en aquellos años, dar cabida al automóvil, facilitar su uso, era un signo de progreso. El modelo fue el del paseo marítimo de Cannes: autovía y hoteles. También supuso que cayera en desuso lo que había sido la espina dorsal de conexión de Palma: la calle de Joan Miró que en las primeras décadas del pasado siglo, hasta los 50, fue, en opinión de García Delgado, «la mejor zona de veraneo del mundo», conocida tradicionalmente como El Terreno/Gomila.
Lo que fue y es el Paseo Marítimo ha tenido su reflejo en películas rodadas en Mallorca, entre ellas algunas memorables. En El verdugo, de Luis García Berlanga, varias secuencias fueron rodadas en el Paseo Marítimo y en el puerto; otra película, Bahía de Palma, en la que apareció el primer bikini del cine español de posguerra, con Elke Sommer de protagonista, actriz que tuvo un romance con un conocido picador mallorquín, también queda constancia visual del Paseo Marítimo; y así pueden citarse varias películas más.
Esa es la fisonomía del actual Paseo Marítimo, que, pese a todo, es uno de los más celebrados de Europa, dado su recorrido, serpenteando el puerto y las panorámicas que se divisan, tanto del puerto y la bahía como de la catedral. El futuro ha de ser el citado: recrearlo como un gran boulevard.

A rose is a rose es el título escogido por Eduard Moyà y Pere Lacomba para su proyecto sobre la historia contemporánea de El Terreno, organizado por la Fundación Camper y Casa Planas. El título sale de un poema de Gertrude Stein, que aparece en su libro Geography and Plays y que escribió durante su estancia en el legendario barrio palmesano el año 1914.
“Stein dijo que cada individuo tiene un concepto de lo que es una rosa, y que cuando lo ponen en práctica, exponen su propia visión. Por eso, cuando entrevistamos a las personas que aparecen en el libro, nos dimos cuenta de que cada uno tiene su visión particular de El Terreno, y que esa sinfonía de voces individuales forma un todo, como si cada voz fuera una rosa”, apuntan los autores del libro.
Durante la primera mitad del siglo XX, El Terreno fue la zona de Palma por excelencia en la que se mezclaban turistas con artistas locales y extranjeros. “Se creó una red que organizaba tertulias en locales de la plaza Gomila, se proyectaba cine en versión original y también se fundó la sociedad instructiva de Bellver, que tenía como fin formar al barrio a nivel cultural. En estas sesiones participaron intelectuales como Borges. El Terreno era entonces algo así como París, pero en pequeño”, afirman Moyà y Lacomba.
El Terreno fue también el lugar donde prendió la mecha del turismo de masas. “A principios de los años 30, entre hoteles, pensiones y hostales, había unos 30 establecimientos, algunos tan emblemáticos como el Hotel Mediterráneo o el Hotel Victoria”.
